The Leasing Analyst supports the Real Estate Leadership team in the management of high-volume capital budget and lease expirations. They analyze all components of the Real Estate deal process. This includes internal and external relationships through contact across multiple departments and Developer contacts. Critical thinking and prioritization skills are crucial to the success of the role. The Leasing Analyst reports to the Director of Real Estate Operations. 

Responsibilities:

  • Own high-volume PCR preparation for all stores in multiple regions/geographies. 
  • Produce accurate, detailed, and complete PCRs for bi-monthly pre-deal and deal review leadership. 
  • Initiate Feasibility Study for each capital project, validating detailed information and managing questions between Real Estate and Store Design & Construction. 
  • Maintain information for reference in costing meetings.
  • Lead center-based discussions on feasibility studies, sales estimating and costing meetings with SD&C and Finance.
  • Maintain and validate center information including new center set-up, auditing of center competitors, and capturing critical Developer data to support deal submission and competitor benchmarking.
  • Generate financial models for capital deals based upon deal variables, manipulating various data elements as needed to identify potential alternatives in deal structure, sales and/or cost.
  • Deliver final sign-off for non-capital deal financials based on pre-determined Delegations of Authority.
  • Lead imaging materials required for deal presentation.
  • Proactive management of Director Pursuit List.
  • Resolve issues identified by leadership, Store Design, Construction, Finance and/or Legal partners.
  • Synthesize lease/financial information for leadership during deal preparation.
  • Lead re-approval process with leadership through adherence to documented Delegations of Authority
  • Complete special projects as assigned.
  • Manage materials for review in annual strategic regional Market Reviews.

Qualifications

  • 1-3 years of experience in customer service or administrative business support, preferably in retail.
  • Detail oriented with strong prioritization, multi-tasking, analytical and technical skills.
  • Strong Excel/BI Reporting skills a plus.
  • Enthusiastic, self-motivated, and curious.
  • Excellent interpersonal and communication skills.
  • Demonstrates teamwork and collaboration capabilities.
  • Ability to communicate and influence Real Estate Leadership and cross functional partners to manage expectations and gain alignment on deal submissions.
  • Education: Bachelor’s degree required.
