The Real Estate Manager will lead the execution of our real estate strategy across an assigned region, driving new store growth and optimizing the existing fleet. This includes identifying and negotiating deals for new locations, renewals, remodels, relocations, conversions, rent relief, and closures—all aligned with Bath & Body Works’ tactical growth plans.
This role will shape how retail real estate supports broader business objectives by leveraging competitor intelligence, market analysis, and cross-functional collaboration. Flexibility and strategic agility are key as we align capital deployment with evolving priorities.
Responsibilities
- Lead and manage a high volume of capital transactions, ensuring timely execution and alignment with departmental objectives.
- Proactively manage lease expirations, pursuing early renewals and flexible lease terms to support business needs.
- Cultivate and manage strong relationships with brokers, landlords, and other key partners.
- Analyze fleet performance and market dynamics—including tiering, segmentation, and competitor trends—to guide decision-making.
- Conduct annual portfolio reviews to inform strategy and prioritize capital allocation.
- Partner with Store Design & Construction, Finance, Research, and Legal to evaluate deals and address key issues.
- Stay current on retail, real estate, and macro trends to anticipate shifts and adapt strategies accordingly.
- Lead in-market travel, executive site visits, vendor meetings, and industry conferences.
- Present all capital and non-capital transactions to Executive leadership at Real Estate Committee.
- Exhibits outstanding communication, negotiation, relationship building, and analytical skills.
- Strong interpersonal and networking skills.
- 2-3 years of experience in retail real estate or tenant/landlord representation.
- Proven ability to manage a high volume of complex projects.
- Strategic thinker with sound judgment and decision-making capabilities.
Education
- Bachelor’s Degree required.
- JD or MBA preferred but not required.
